Liferent Beneficiary as Landlord for Lodger Agreement

Hi

I have a client who is the beneficiary under a liferent arrangement. The beneficiary resides in the trust property of which the trustees hold legal title as their main residence. The beneficiary now wishes to let out two rooms in the trust property to lodgers.

Can a liferent beneficiary in occupation be classed as a resident landlord for the purpose of preparing lodger agreements, or do the trustees as legal owners need to be the nominated landlords (in which case I assume the occupation would need to be dealt with under a AST as the trustees will not be able to put in place a lodger agreement as they are not in occupation)?
