Online Probate App for Non-dom with majority immovable assets in E&W

I am trying to obtain a Grant of Probate for a gentleman who died domiciled outside of E&W but had a property in the E&W. He also had a bank account in E&W worth circa £1000.

My understanding was that we must apply on paper where “the deceased died domiciled outside England and Wales, under NCPR 1987, r 30, except a grant under NCPR 1987, r 30(3)(b)”

30(3)(b) of the NCPR says “where the whole or substantially the whole of the estate in England and Wales consists of immovable property, a grant in respect of the whole estate may be made in accordance with the law which would have been applicable if the deceased had died domiciled in England and Wales”

I interpret this as I can apply online.

However, the relevant question on the online probate system is “Does the whole of the estate in England and Wales consist of immovable property?”

In this case the answer is technically no due to the bank account and then it prevents you going further with the online application.

I was under the impression that 30(3)(b) was designed to allow easy admin of estates where the non-dom’s estate in E&W was mainly immovable property.

Am I missing something or has anyone come across this?
