I am assisting a client whose father died in Nigeria, living in Nigeria. They have obtained, what appears to be, a resealed UK Grant, but with the words:
“NOTE THIS ACT IS NOT AN AUTHORITY TO TRANSFER ASSETS” written at the bottom of the Grant.
Therefore, in attempting to transfer the UK property to them as Administrators, the Land Registry have raised a query, and rather helpfully, contacted the probate registry themselves on behalf of the clients.
the Probate registry’s response to the Land registry was:
“This is not the grant for this estate and has been scanned in place of the grant in error, hence why it is not valid to transfer assets. I will order the file and should then be able to provide you with the correct grant”.
From the above, it appears as though there is another grant that should be received from the Probate registry, and I will apply for this, but I wonder if anyone has come across this. Why would this version even be produced?
